QUESTIONS
For investors & developers.
Do you build spec homes for investors?
Yes — turnkey, from feasibility and entitlement through clearly scoped construction.
Can you help with rezoning and entitlement?
Yes. Our in-house civil engineering firm handles feasibility, site planning, and entitlement support.
Do you offer clearly scoped delivery on spec projects?
Yes, where the design and engineering are resolved up front — which is how we protect your pro-forma.
Have you developed subdivisions?
Yes — Manor Estates (Milton), Trinity Oaks Estates and Iron Mill Estates (Canton), among others.
Frequently asked questions
Does Mack build spec homes for investment purposes?
Yes. Mack builds several homes per year for investment purposes, with investors using them as spec.
How long does it take to build a Revit model from my architectural plans?
Turnaround depends on the size and complexity of the home. Once we receive complete 2D architectural plans, our Atlanta-based team builds the 3D working model, coordinates framing, structural, and MEP elements, and runs clash detection before releasing the model. Most residential Revit models are delivered in six weeks; larger custom homes and commercial buildings take longer. Send your plans to (770) 715-7295 for a schedule.
What file formats do you need to start a Revit model — can you work from a PDF?
Yes. We can build a Revit model from PDF architectural plans, CAD files (DWG), or an existing Revit file. PDFs are the most common starting point for custom home builders and investors. If you already have a Revit model from your architect, we can take it over and add the framing, structural, and MEP coordination layers rather than starting from scratch.
What’s the difference between a Revit model and a 3D rendering?
A 3D rendering is a picture — it shows what the home will look like. A Revit model is a database of the building: every wall, joist, beam, duct, and pipe carries real dimensions and materials, which is what lets us pull exact quantities and run clash detection between systems. Renderings sell the project; the Revit model keeps it on budget and on schedule.
Do you provide Revit modeling for remodels and additions, or only new construction?
Both. Remodels and additions are often where BIM coordination pays off most, because you’re tying new framing and MEP runs into existing conditions that aren’t documented. We model the existing structure alongside the proposed work so conflicts between old and new systems are found on screen instead of after demolition.
