All of our home designs are built in 3D, and we walk you through your future home before we ever put a shovel in the ground. Every beam, stud, joist, rafter, plumbing line, HVAC chase, and electrical run is modeled in three dimensions as a standard practice — not an upgrade, not a premium add-on, not something we do only for our largest builds. It is how Mack Development designs every custom home in North Georgia and Western North Carolina, from our Grand View Falls community in the North Georgia mountains down through Cumming, Alpharetta, Milton, Dawsonville, Blue Ridge, and Ellijay.

Most custom builders hand you a set of two-dimensional elevations and a front-elevation rendering. You sign a contract based on a drawing, and you discover the reality of your ceiling height, your sight lines from the kitchen island, the actual size of your primary shower, and where the morning light hits your breakfast nook only after the framing is already up. By then, changing anything costs real money — and it shows up on your invoice as a change order.

What “built in 3D” actually means

When we say every home is built in 3D, we mean the full structural and systems model — not a marketing flyover video generated from a floor plan.

  • Structural framing — Every stud, top plate, header, beam, joist, rafter, and truss is placed in the model at its actual dimensioned location, sized per the structural engineer’s load calculations.
  • Mechanical, electrical, and plumbing (MEP) — HVAC ductwork, supply and return runs, plumbing stacks, waste lines, vent lines, panel locations, and major electrical home runs are modeled through the same framing cavities the trades will actually use.
  • Architectural finishes — Flooring colors, exterior trim, the size of your foyer chandelier. Your exact choices, integrated into your design.
  • Site integration — The house sits on your actual surveyed lot, with real grades, real setbacks, real driveway approach, and real utility tie-in points — coordinated directly with our sister company, Mack Engineering, a licensed Georgia civil engineering firm based in Alpharetta.

Clash detection

Structure, framing, HVAC, plumbing and electrical live in the same model. Conflicts surface on a screen in week six instead of in a wall in month eight.

Stand at your kitchen sink and look out the window before the window is ordered. Check the view from the top of the stairs. Walk the hallway.

See the cabinet color against the floor against the counter against the light coming in that room at that time of day, at full scale.

Common questions.

Do you charge extra for the 3D model?

The model is part of how we design. It is included in the design phase of every custom home contract.

What software do you use?

Autodesk Revit — the industry-standard BIM platform — with coordinated structural, MEP, and architectural modeling.

How is this different from a rendering?

A rendering is one camera angle of one moment. The model contains the real geometry of the whole house, so it can catch physical conflicts a rendering never could.

Do the 3D models replace stamped construction drawings?

No. 3D models are provided as design visualization. Sealed and stamped engineered plan sheets prepared under a licensed Georgia professional engineer govern all construction.

What our 3D model catches before the field

HVAC trunk line versus floor framing. Before framing, the mechanical trunk lines in every Mack Development home are modeled against the actual floor system, not assumed to fit. A 14-inch supply trunk will not pass through an 11⅞-inch I-joist bay, and adding insulation makes the gap worse. Catching that in the model means the run gets resized, rerouted, or an engineered penetration is designed and approved before the joists are ordered. Caught in the field, the same conflict becomes a dropped soffit in a room you were told would have a flat ceiling.

Second-floor plumbing versus the wet wall and beam below. Every second-floor bathroom needs a continuous path for its drain stack, and drain lines must hold constant fall — roughly a quarter inch per foot. Mack Development verifies that each stack lands in a wall sized to hold it and that nothing structural sits in its path. A 3-inch stack requires a 2×6 wet wall; a toilet centered over a flush beam has no route down. Both are free to fix in the model and cost real money to fix after the slab and framing are in.

Finished floor elevation versus site grading and septic. This is the coordination step separate architects and builders routinely miss, because it crosses two disciplines. Mack Engineering reconciles the home’s finished floor elevation against the graded driveway profile, garage slab, walkout elevation, and septic field before design is finalized. On a sloped North Georgia lot, a two-foot elevation error turns a walkout basement into a daylight basement, or pushes the driveway past the maximum grade the county will permit. It gets resolved in the model, not with a change order during rough grading.

Nobody else here does this

Ask a builder for a 3D walkthrough in metro Atlanta and most will quote you a third-party visualization studio as a line item. That tells you something: the model is a sales tool they bought, not a construction tool they use.

Ours is the construction document. Every Mack Development home is modeled in Revit by the same team that engineers the site — floor framing, mechanical runs, plumbing stacks, roof geometry, grading, driveway profile, and septic layout in one coordinated model. Then we run interference checks against it. Ductwork alone accounts for 52% of hard conflicts and 71% of clearance violations in analyzed clash reports, and duct-through-structure conflicts cannot be fixed in the field — you cannot cut a beam. You reroute, you downsize, or you drop a soffit in the room where you were promised a ten-foot ceiling.

This is not standard practice in residential. NAHB survey data found only 21% of single-family builders were even familiar with BIM, and roughly half of those were actually using it. So you get two things most buyers do not: a walkthrough and conflict check of your actual house before we break ground, included on every project rather than billed as an extra, and a set of construction documents where the conflicts have already been found and solved.

Revit is essentially 3D drawings — it lets us build your home piece by piece, door by door, stud by stud, all in 3D. That allows us to detect conflicts, coordinate MEP trades, and coordinate every structural framing member to avoid costly impacts in the field.

Is Revit expensive?

No. You are designing your custom home — why not do it with the correct software so you get the most value for your money? It’s a learning curve most custom home designers and contractors don’t want to invest in, because they’re used to the old-fashioned way of doing business.

What is the benefit of Revit?
