The reason Mack can push design where most builders cannot is that design and engineering are the same team. The Mack process is:

  • Design in Revit, in-house. Our design team builds the home in a 3D Revit model so you can see the actual home — not a floor plan you have to imagine — before we commit to it.

3. Most builders make the house larger when you ask for “more.” Mack does the opposite.

This is the single biggest philosophical difference between Mack and a typical Georgia custom home builder. When a client says “I want more storage,” “I want a bigger primary suite,” “I want a home office,” or “I want a mudroom,” most builders and architects grow the footprint. Bigger rooms, longer halls, more square footage — more cost, more heating and cooling, more roof, more foundation, more tax.

Mack does the opposite. When a client asks for more, our first move is not to grow the plan. Our first move is to re-plan:

  • Can the primary suite be re-oriented to gain a walk-in closet the client will actually use — without adding a square foot?
  • Can the mudroom, pantry, and laundry be combined into one deliberate service core that handles all three functions at a fraction of the space?
  • Can a formal dining room — which the family will use six times a year — be re-purposed as a home office, library, or flex room that gets used every day?
  • Can circulation (halls, stairs, transition spaces) be tightened so the rooms that matter get the square footage instead of the corridors that connect them?
  • Can vertical space (ceiling height, volume, mezzanine, loft) do the work that horizontal square footage was going to do?

Only if the answer to all of the above is no do we add square footage. That is space planning, and it is what a modern custom home builder should actually be doing.

4. The most thoughtful designs are the hardest to engineer — which is exactly why we prioritize them

There is a reason most Georgia custom homes look the same: it is easier to design and engineer a symmetrical, rectangular, load-bearing box than it is to design and engineer a home with cantilevers, long spans, vaulted volumes, walk-out lower levels, glass-forward walls, and structural moments that the plan actually needs.

The thoughtful modern layouts our clients ask for — a great room whose glass wall opens to a covered outdoor room, a primary suite that cantilevers to catch a view, a stair volume that daylights three floors, a garage that hides underneath and gives the front elevation back to landscape — are all harder to engineer than a standard rectangle. That is the point. That is where the real design lives.

5. A huge house with huge rooms and no function is not “luxury design.” It is lazy space planning.

This is a hard truth we tell every client. If you walk into a “custom home” and see huge rooms, huge halls, and very few functional features — no thoughtful storage, no deliberate service core, no purposeful adjacencies, no zoning of kid space versus adult space, no working mudroom, no honest home office — you are not looking at a luxury design. You are looking at an architect (or a builder) who did not do the harder work of space planning and covered it up with square footage.

Square footage is the easiest lever in home design. Space planning is the hardest. A truly modern custom home builder does the hard one:

  • Right-sizes every room to how it will actually be used.
  • Places rooms so the family moves through the house naturally — not through a series of long halls.
  • Puts storage where the family will actually put things — not in a “linen closet” that never holds linens.

7. We push thoughtful designs first — not thoughtless room layouts

The default in the Georgia custom home market is thoughtless. A 5,000, 6,000, or 8,000 SF home with a great room, a formal dining, a formal living, a keeping room, a bonus room, and a media room — all of which look large on the plan and none of which are used more than a few times a month. That is thoughtless design dressed up in square footage.

Mack’s default is thoughtful. Before we present a plan to a client, we ask hard questions of ourselves:

  • Is every room in this plan going to be used weekly? If not, is there a way to combine it with a room that is?
  • Is every square foot of circulation doing work? Or is it just connecting rooms because we did not plan the adjacencies well?
  • Is the storage located where the family will actually put things? Or is it a decorative closet on the plan?
  • Does the elevation come from the plan? Or has an elevation been drawn first and forced the plan behind it?
  • Does the plan honor the site? Or does it fight the topography, the view, the sun, or the driveway approach?

If any answer is wrong, we re-plan before we present. Thoughtful first, always.
